Eau Claire is a growing area and that area of town is really getting cleaned up and revitalized.

Do you expect your tenants/roommates to contribute to cleaning common areas (not just picking up after themselves, but actual dusting & vacuuming)?

Don't get me wrong, they're great for getting started, they're clean and easy to do, and they're excellent for any deal that's too thin or not a good fit for your portfolio.

I grow grass for a living. clean up the place. neat and simple. 

Also it is old enough that as long as you keep the gutters clean it will have settled all it is going to settle.

Jumping right in, I was told today that I would have to cough up $349,000 DN for a $1,000,000+  4 plex.  25% would have been $287,500, which would have been easy.So now I'm considering breaking my IRA, cleaning out my savings,  and selling off a few things in order to satisfy that.Anyone know of another way to get the additional $61,500 short of making a lower offer?

This is our first time doing an FHA 203K we are not doing any updates to the kitchen nor the bathroom just making sure the house is functioning running new electrical wire, repairing plumbing, back stairs, doors, few windows, painting, roofs, garage doors, finishing wood floors, and cleaning.

If you are good at multi tasking, using their systems, and have cleaning help, it is not too difficult.
