Found a reasonably good tenant with 2 children, and have had minimal hassle.

(She does have a few children in the area, so she might have some options).- Cost of vacancy + risk of not being able to rent it out.We were thinking of giving her 3 months notice and using the reason of the lien and that we want to do renovations on the property.Some of my concerns are:- She might try to find a way to sue us.  

He also moved his girlfriend in and children but they are not on the lease.According to the lease I have given him 60 days notice to vacate and I can do this at any time.

My wife and I also have two young children and are looking for the next opportunity!

Hard living was the term used by our insurance company; entire house carpet had to be replaced (see image and imagine 1700 sq feet of that), walls & doors were used as children's personal canvas which resulted in repainting & staining of entire house, closet doors were off &/or damaged, siding was hanging off of the outside of the house in several places, thermostat removed, gas meter removed due to illegal gas consumption, drawer/door hardware missing or damaged, damage to garage doors, etc.

This is because a lot of them seem like children.

This is as far as I can tell a completely legitimate Family Daycare which in TN qualifies for childcare for up to 7 children at a time.

All adults although I have made exceptions for older children if their income is not contributing to the rent.

(For me the screening process begins the moment that an applicant walks through the door of my open house, because I take note of how they act, of what they say, of the questions they ask me, of their mannerisms and how their children behave.
