I believe partnerships can help you scale faster by dividing and conquering.

An example of electing out of bonus would be to do a regular cost segregation in the earlier years, or even breaking out and allocating certain assets to faster depreciation schedules.

Especially if you're looking to build wealth faster, flipping might be your best bet.

Do they make sense in that they will reduce the amount of repairs, get higher rent/rent it faster/attracts a better tenant, or adds value to the property should you sell it.
