If I got an inspection report that said no power to inspect a major mechanical, I would have had a re-inspection when the power was on.

Problems arise when the buyer doesn't do enough homework, makes promises of 'saving her credit' and such stuff, possibly charges an upfront fee, moves forward with offers/contracts... only to find out that there are other liens (e.g. taxes, second mortgages, mechanics liens, etc.) and the buyer bails out.

You need to ensure you would have properly documented enforcement mechanisms to protect your investor in the event of a default or should something happen to you.Not spending a few hundred dollars to do something correctly, when the cost of incorrect execution could be tens or hundreds of thousands of dollars is just plain foolish.
