That sounds like a more elaborate version of what's happening in Nashville, namely, condos that are appropriately zoned and STR-permit eligible, with HOAs that explicitly allow STRs.  

It seemed we would return to a more normal market, but now that the FED is playing with the numbers again and has made their recent cut to the benchmark rate I would expect the next 12-24 months to remain steady as they are now.You can go back and look at the records for 100+ years and you will find that real estate is cyclical.

That puts it on them if they want a more bug free sterile environment. 

Honestly the numbers tell me that the property is overpriced but I was looking to negotiate that part to a more acceptable rate of return. 

This is a rough number and I'll get a more exact number if I choose to go further with this.So now that everyone is thinking "Run!"

Of course, now that Im the cofounder of a turnkey provider in AL, I'm obviously a little biased lol BUT regardless of whether you're looking to go the turnkey route or a more DIY / BRRRR route, I'd add Birmingham and Huntsville AL to your list!

@Jarib RivasI don't have an idea of the effect of a trade war on real estate markets but I think it's an interesting question.My hunch would be that the relative purchasing power of the dollar (and then it follows value of real estate backed by dollars) is affected by the exchange rate.Would be curious if others with a more academic and analytical macro economic and finance mind will weigh in....

If you need to go further than that would get you, a more aggressive strategy might be most appropriate.
