When water gets past the window trim of these properties and starts to get into the designed air gap between the brick and the framing that the window trim covers, the excess water and the humidity attack the old mild steel ties coming out from the framed wall that keep the brick veneer attached to the wall.

We have a 3 ton unit, and upgraded from R-22 to R-410A (what all the newer refrigerant systems are specc'd for) as well as an increased cross-sectional-area- return air ducting.

Seriously, tenants often seem to forget that they as adults can handle issues themselves.Also, the AC system has no physical air exchange with the outside.
