Triplexes for example.. need stand alone fire monitoring system (e.g. panel) and some of the newer builds, etc will require sprinkler systems to be installed, shared walls between units must all be fire rated (including all doors), emergency lighting required w/exit signs in hallways, etc etc.

They have initially told me that they will be offering a settlement to me in order to remove the north part of my backyard fence in order to build the wall. 

It's as if these beautiful, buildings are calling me to save.I think the building is 20 units, 1 building is 8 units, The bigger building is 12 units. not including the basement level, gutted/demoed on inside, except for inner walls. new concrete surrounds building.

Always allow yourself a little bit of "extra" expenses because once you open up walls, you may find something that no one knew was there - specially in older homes.

Then after my second devoice I went to work for a local large management company doing rehabs making some one else money I don’t do every thing flooring is best left to guys that know what their doing and not typically a one man job, roofing I can do it but again not really a one man job, didn’t do drywall for a long time either because need to know what your doing and I didn’t found a guy that wanted to learn about plumbing when I was working for a management co in Minnesota we work projects together to exchange skills now I can make a hole in a wall look like it was never there or sheet rock a whole house.
