@Nicholas R.Looking for deals on MLS is like taking 12 shots before going out on a Friday night, going to the same bars/clubs everyone else is going to, looking to get lucky.

We just put a beautiful house in Garden Grove on the market on Friday and today received an offer from a local buying agent with a well known firm that he would like to hold open houses for us Friday, Saturday and Sunday this weekend in order to get a buyer and earn the 2.5% commission we're offering and that on top of that he will throw us an extra $500 for allowing him to do this.

The only time that doesn’t work for me is Friday sat and Sunday nights because I’m alway working those days.

I send a letter 1st, the next week I do a phone call through a dialer that leaves them a message stating Hi this is Bernie I'm still interesting in buying your probate. 3rd week postcard hits on Friday, and Saturday I'm making a personal phone call to try and make an appointment to see the property either that day or Sunday( after church).

As a Data Point I had a fixer in Portland that closed last Friday.

Although, the RE agent tells me theyre getting other offers and all signed Ps agreements (and earnest money) is due by this friday to be considered.
