Still own it to this day, took 14 years, lots of sweat equity, psycho cat-lady neighbor calling town repeatedly for no reason causing problems, random roommates off craigslist (separate story lol) BUT it cashflows today to the tune of almost $2,000 a month.

Wayne knows FLA real estate .. the other thing to do is sell it on sweat equity to someone who will put their own cash into fixing it up and keeping long term.. knowing it cant really be sold.

What I can recommend to you is try to get all the free information you can get your hands on,  it will get to the point that you have to spend something on your education (be it sweat equity or actual money) but don't get swindled by these "GURUS", you can get all the information that they are selling you for free, often even better information.
