When looking for possible buy and hold deals, I usually look in a few different areas of Philadelphia, but am interested in looking into Bucks County now, as i'm more familiar with the area.  

Once you have a property you will want enough reserves to be able to fix anyhting that could possibly come up.

Needs new carpet, some paint and possibly a new AC.

I want to see if this is possible and how to approach the owner if so.
