average rental prices in Fayetteville are around $750 if you factor both condos/apartments/housesolder sf homes with large square footage can get you to the 950-1000 rangeThere are places that rent for over 1000 but it's limited to large newer houses or apartments, and they are uncommon.spring lake will usually rent for less than Fayetteville/hope mills.

The goal is to find sales that are as comparable as possible so I would only increase that number if you can't find any comparable sales that are that close in square footage

Hope this helps some new or intermediate real estate investors understand how to find apartment opportunities.Just got back from looking at another 100 plus apartment unit to ad to my 1000 apartment in a year goal.Here is a SNEAK PEAK of what my experience was like.On this deal, I want to tell you the tale of two apartments, because on this deal, if you understand the dynamic of these two apartments, you understand how to create $4.2 million dollars in 2 years or less.In the video, you will see footage of the first apartment, and the last few video clips are from the second apartment.So the apartment I visited is what you call a VALUE AD.

Definitely not as renovated as those that sold for more, but with the same sq footage, some renovation could increase the value, the carpets are white and kind of ugly, I’d just try to mimic the renovations of the townhomes that sold for more.

Also scope of work: if you are only converting a garage : then this may not apply as much but if you are adding the max square footage: then some cities like pasadena will only allow up to 800 sq ft where other cities will allow 600 and others up to the max (1200 sq ft).

Look for houses with similar bed bath counts, same unit type and square footage that have sold within 3 miles of the subject property.
