The old Romex is not safe to use with fixtures which generate significant heat (ie. pot lights), so be on the lookout for that.I looked at a house just last week which had been wired with General Electric BradX 12/2 Pb NMD-3 wiring.

When someone responds to one of our ads we let them know the general requirements upfront:no feloniesno evictionstake home income at minimum 3 times the monthly rent (2.5 times for a unit that includes heat and hot water)From there we let them them know there is a $25 application fee per adult.

The heating system will determine whether landlord is paying heat - I'd bet that the landlord is paying heat, since many of these conversions were done back in the days when energy was cheaper and the effort to split the heat was more than the payback in energy savings.

Sorry if I was misunderstoodI only need roughly $13,000 for the repairs ( central ac/heat unit, 8 ceiling fans, 2 exterior doors, 3 windows and 6 rooms of carpet)I was going to save the rest and look for a good deal on another property.

Im looking to upgrade from the 3 rental houses i currently own to commercial RE or multi family 6-10 doorscurrent properties:paid 132k for all 3current rents 1300 monthlyowe 27k 2 properties are 2 bed 1 bath; 3rd property is 1 bed 1 baththey were all built in the 70s and need some major upgrades; electrical, heating and air...etclocation; easy walking distance to local university rental history has been very good/greatshould i try to sell these and get my equity out and out from under the impending repairs or: should i keep these since they rent very easily and use the rental income to add to my portfolio of RE.
