should i sell 3 small rental homes

Need some advice. Im looking to upgrade from the 3 rental houses i currently own to commercial RE or multi family 6-10 doors

current properties:
paid 132k for all 3
current rents 1300 monthly
owe 27k
2 properties are 2 bed 1 bath; 3rd property is 1 bed 1 bath
they were all built in the 70s and need some major upgrades; electrical, heating and air...etc
location; easy walking distance to local university
rental history has been very good/great

should i try to sell these and get my equity out and out from under the impending repairs or: should i keep these since they rent very easily and use the rental income to add to my portfolio of RE.
