There is plenty of money left on the table if you are subbing everything out for sure.

The investor enters into contract with the motivated seller and then brings their buyer to the table.

That said, I know for a fact there are countless unlicensed guys in Phoenix doing jobs under the table that are well over the $1,000 threshold.

And yes I’m going to keep calling it that until I actually know what Guesty will bring to the table beyond a color change. 

A sump pump will help if the water table is too high.

Or is this something investors are expected to do themselves and bring to the table even before they begin?

These are always fun debates, and yes I know there is not necessarily a right answer as this is very situational, but I thought it would be fun to come to the table with some extra ammunition this year. 

Checking the IRS tax tables for my taxable income and the number matches what Turbo tax listed.I called the IRS and spent hours waiting and finally talking with multiple agents.

It makes no sense to leave money on the table by objectively being under market, just as it makes no sense to let your property sit because it's priced over-market.

I'm sure we could all bring something to the table to help investors of all kinds.
