The risk in that one is I had to use only 5 yr recourse debt, which I do not like doing right now, but the reward warranted the risk for me.  

That's waaaay too much, even for me, and I drive 3k miles a month.

In fact when I first show the rental I first show the forms I use to evict and give them a paper which shows step by step how long from the time they miss a payment to the time the sheriff will show up to evict.

After staying determined to succeed, i was able to succesfully get 5 houses under contract this month, i am excited and never thought it would work for me.

I really like the idea of buying a property and getting some stable cash from it, that is why I am thinking a multifamily property will work great for me.
