I have been exploring this website for about a couple of weeks.

My 2nd son and I are very interested in real estate investing and looking to dip our toes in the investment market soon as we explore a house hack (2 or 3 flat) that he and his fiance can live in, while we rent the other flats out.  

My rehab is in the home stretch so I finally feel like I have enough time to really explore bigger pockets properly.

In all four of those situations, the houses were appraised with a comparative sales approach; however, the appraiser was usually able to find at least 1-2 nearby properties that were also duplexes.Rental amounts were included in the data for the appraisals, but I don't think they were used at all for determining the appraisal value.

@Jeff Mikos - we can't keyword search but if it is a field on the MLS we can set up searches based on that data point.  

With the comps you're showing, you are better off finding a similar property, not needing rehab at the same ARV and just getting a conventional loan.This is all assume the property cashflows.If you have some data on rent, taxes, expenses, etc, I'd be happy to help you figure out if the deal makes sense as a buy and hold.
