I love the idea of becoming free with my time for my wife kids and family with the passive income making us comfortable and being able to enjoy life to it’s fullest, but I’m sure at some point I’d like to sit back and just let properties pay for themselves so my kids can take them all over when I die creating legacy wealth for my family.

I don't think you can be your own contractor on that loan, but I could be wrong.One thing I would suggest is if you can buy the house with an 80/20 loan (or 80/15 if they require 5% down), but set up the 2nd mortgage as a HELOC.

Now, if you already found the deal and have it under contract or want to put it under contract and you haven't found your investors (which I think you should find investors first), you need to be looking for partners, LP investors and potentially a buyer to wholesale to.
