My budget is 100k my offer for 70k got accepted and I want to renovate and fix the problems with 30k. 

If your ads show up over and over and FRIGGIN OVER and GADAMNIT OVER AGAIN.... people will see you as an authority of some sort and they associate that will some measure of credibility.You first assessment is correct.Not only continue marketing but double your marketing budget.

Except as tenants will be given FORGIVENESS on past amounts due you wont.Please budget as if TAXES are going UP  they will.PS.

Since it would obviously be a cash payment, I’m thinking on single family dwellings would be in my budget.

The newest BP and BP rookie real estate have been fantastic and gave a lot of food for thought on direction forward.Gave a chance to go over the budget and possibly even cut some things out.Try to keep building up those reserves and stack up what we can for when we do see a dip in real estate. 

As of right now, I am on budget, but anticipate that I will go slightly over, but not by more that $500-$1,000.

Every house I lose money on or ran over budget had one thing in common: too many problems, the list was just too long!

You cannot fake trucks taking out dead bodies to other cities because the morgue doesn’t have space.Northern Italy was a war zone where every room was a covid positive patient where patients were laying on the hallways, where people like you and me were gasping for air and sedated while a nurse or physician in many cases without adequate PPE were holding their hands to their deaths without family members allowed.Each case the same bilateral (meaning both lungs) pneumonia.Truly heartbreaking that we have gotten to this.Please have some respect for the people that died in Italy and if you don’t know what you are talking about limit yourself to talk about real estate.

I wouldn't expect to see cities cut real estate or personal property taxes as most of them are cutting budgets to keep essential services going as sales and meals tax collections have been all but wiped out at this point.

I guess I'd just just shoot for the lower end of the ARV or even shave off your rehab budget if you can.
