Being on the listing side, I've never taken a contract from someone I knew was attempting to wholesale/flip, as it's just so much less likely it will actually close, as compared to an OO or buy and hold investor.

Two years later, I have only accomplished minor repairs on the property because I was attempting to do the work myself and (of course) encountered as many setbacks as advances.I wanted to continue to educate myself on real estate in an effort to make myself more desirable to lenders, so I completed the Indiana Real Estate Salesperson Course in December, and I rented the property to my brother, although much work is still required.

Jenny, and as other know but attempt to circumvent laws with "systems" rent-to-own is now pretty well regulated and may require a mortgage originator on the deal, suggest a note and chattel lien or deed of trust if it's RE, not rental payments.....but anyway, this issue has been beat to death on here.
