Offer to have their lawn mowed and snow removed... small acts go a long way.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I was skeptical, drove around at night and day and I couldn't believe how quiet and nice the neighbors are, all lawns look well manicured, neighbors all said the area has gone from night to day!

As of right now, I handle lawn and pest fees, so if my property was vacant, they would be getting a substantial check for doing little to no work if they weren't focused on finding occupants.
