Renting out your house that has acres of grass

I need some advice please. I have a home that has 3.5 acres, two of which are grass and need maintained. The house is not in the greatest area as far as schools go, no good parent would move in with children. My question is how to maintain the grass if I rent it out. At this point I feel my only option would be to personally maintain the yard myself. Any hints and or information would be great. I’d like to get into the rental game since I already have a house that empty and just costing me money.
