Because I am a full-time college student and I work part-time I ask that the interested parties submit a rental application before I show the house, but many of them refuse to give a rental application unless they can see the house first.The criteria for what I look for in a rental application are as follows:Credit report: I look to see if they have had at least 90% or higher on-time paymentsBackground check: I look to see if they have ever been evictedJob and rental references: I look for a steady income and make sure they can afford it with what they make I also call their current landlord to make sure they have been a good tenant and confirm the information the tenant gave me.I currently have it listed at $1650/month with a 12-month lease.

I am excited to have my first tenant. 

I am more than happy to share my preferred lenders that specialize in investment properties, home inspectors, contractors, landlord and builders risk insurance carriers, and CPA's that know to do cost allocation studies with my investor clients (that's how you know you have a CPA that knows real estate investing accounting).

That's why I am asking if this is still going on.

I am still working on challenging that as the ruling is locally based by the property management company.  

I am installing a security camera on the northwest corner of the garage to monitor the garage door and part of the common area where a criminal is most likely to approach the building.

For brevity's sake, I understand the merit of seller's not paying professionals to negotiate against them and I am a proponent of brokers having greater flexibility and influence on compensation allocated, as it provides all parties greater chance of compromise. 

Can anyone recommend some wholesaler friendly title companies in Denver, CO?

I am the one who received my rent later not the Mgmt company is this just part of the property management model??
