I am no help with extending the foreclosure, but if you want someone to buy the house I can connect you with someone reputable. 

The phone "apps" can never be as powerful as a full blown web or desktop app.

One thing to think you are being honest with yourself, quite another to put it out there for critique by more seasoned investors.Putting my numbers on the web is more than a little uncomfortable.

To address your question regarding out of state investments, Account Closed (successful and reputable RE investor around here) once stated something to the effect of, "out of state is where California RE investors go to lose money."

After researching a few forums it seems that wholesalers are getting a bad reputation based on the quality of deals being presented.

I'm using the usual places: AirBnB, Flipkey and VRBO but was thinking of setting up my own web site as well.

Establish a relationship with them, but more importantly, do not ruin your reputation by not "Being in the know" ...Make sure you are sophisticated or accredited and get educated first. 

It also appears that if you earn the reputation of closing deals, they seem to find their way to you.

Compton has a reputation of being tough for investors.
