I needed him to come out to a rental to replace a back door that was broken due to a break in at my property.

I imagine you could argue that you used coercion, but I cant see any actual law broken or damages incurred from it.

Most of the projects that I've done since purchasing the property are in that category (roof replacement, electrical service upgrades, etc.).

The stairs to the porch support is half broken. 

However, I didn't want to take a chance on broken internal components.

I would not replace or upgrade any cosmetics nor change the lease from month to month until I have a firm plan of action going forward.

I would give it 3 1/2 stars as by the afternoon the Black Swan staff was doing their best to fill up the time till 5pm with various anecdotes  of how they negotiated with the airline ticket person or the hotel staff, or how they were given upgrades and freebies.

You need to upgrade to use the online payment feature but their top paid version is only $35 a month.
