We had to do some lender required repairs - finding competent contractors always a challenge, even if your properties are in the same town you are! 

They still require you, the investor, to conduct proper due diligence and to keep your head on in case any challenges arise.

You are in a safer position keeping a security deposit to cover back rent than you are to cover damage in most cases, as tenants can more easily challenge damages. 

The other challenge is that the current tenants have leases that don't expire until the spring of 2019.

Tub refinishing is always a challenge.I assume the place is a small house, given the size of those space-challenged baths.As a rental, I'd leave it all as is.

I also endorse Noels Challenger's suggestion on working on a calendar to keep yourself accountable.

That said, I concur with Dan that there are several challenges relating to resolving the conditions.  

Also finding replacement parts can be a challenge when you need them right away.
