For water heaters and furnaces, its really the only practical alternative.

Typical barriers are: no place to go, no moving supplies, no moving help (labor), no moving truck, lack of physical ability or mental ability to do what needs to be done.

We are currently suggesting Simple Bank as an alternative for these tenants.For tenants that do not have internet and do not own a smart phone, these are mostly older people who do have bank accounts, we have an ACH debit permission form which they can fill out to do "Automatic Rent Payment"; They fill out the form, provided us account and routing number and then we set up the ACH debit for them.

I loaned my friend some tools and my van, to do the home repairs in prep for house on the market (friend lives in PA -and I offered this)Unfortunately, the van got broken into - vandalized :)He had a high deductible so paid some cash and offered for me to take the boat instead of some random tow truck company.

The guys that do this for a living come in with the best jackhammers, sometimes a conveyor, usually a loader, and a dump truck - they don't screw around.
