Patience , Patience , Patience . Things come to those who wait .
I put in an offer for a house 2 1/2 years ago . As is cash , full of old furniture , the man is in a nursing home . The daughter didnt want to quite part with it , and was a bit upset with the price . Comps were $250K refinished . This house was nice outside but 1950's inside . Needs paint ,kitchen , baths flooring etc . I offered $135K . So I told them if they change their mind , just give me a call . In the 2 years , comps have gone up about 15K . And I just got the phone call tonight , and she asked if I was still interested and could I do $ 140K and close in 30 days ? I had the phone on speaker and looked over at my wife and got the thumbs up , so I told her , I can do that , but may need 40 days due to a vacation thats planned .
Now this house is a toss up , do I rent , or do I rehab and flip ? i can knock it out for about $30K in 6 to 8 weeks, price it around $240K and clear around $60 to $70K or I could rent it for $1900 a month and sell it in a couple years and still clear the same .
When I buy I like to use the " I really dont care if I buy the house attitude " No pressure , I dont pick the house apart that they grew up in , but I do tell them I have to make money doing this or whats the point ?
What made them go with my offer ? The wholesalers did . They responded to some of the yellow letters and got some insulting offers , and insulting attitudes , all while insulting their "home " . My offer wasnt the highest and it wasnt the lowest , but it was in the lower end .
