Say you sold for $100K and took $20K down and carried a note for $80K. 

Traditional wholesale: Sold to a flipper who is going to rehab the property and is looking to resell for an immediate profit, this requires you (the wholesaler) to get a very low price.

One option would be to figure the $/sf of any recently sold vacant lots in the area, but in Houston (inner loop at least) there aren't a lot of those for sale, plus sales figures aren't public in Texas. 

Beginner tip:  One thing to consider, if you decide you want to DIY the repairs just to learn, you will incur a lot of expenses buying tools you need but do not own. 

Purchased at the end of December and sold end of April. 

Is there a way you can find out ALL the homes a realtor has sold?

You need to pull up comps for homes that sold in the area recently that are similar to the house that you are looking to purchase.

Do they make a distinction between the fixtures and features of the property itself, and any tools/equipment/materials you have at the property?

I plan on selling the home for more than the home sold for at auction.
