Hello BP, My background....I have an 8-plex, 4 plex, and two duplex properties.

A little background on my own situation.

I am placing an offer on a 2-family home and my concern during these times is if it will be difficult to find a tenant.A little background.

Prospecting effectively, deal analysis, and financing deals are just some of the areas I have a strong interest in.Quick background on myself; 32 years old, originally from Manchester, England.

So technically 2 zombie houses on each side.

Technically, they also added an additional 1 bedroom and 1 bathroom in the attic, but it is not legal.

We used brands like Cabinet Joint ($20k), Cafe Appliances ($8.5k), Porcelanosa ($10k), Concreate ($3.5k), Andersen Windows ($11k)- technical details: vaulted our ceilings from 8' to 13.5', that was expensive structural work, had to add a 15' long / 2' deep beam, all new plumbing and electrical, all new insulation.- design details: flush baseboards with shadow line reveal, some interesting LED lighting, 4mm wear layer eng. hardwood, level 5 drywall, custom trim-less doorframes, pivot doors, and even one hidden door- I'm newb: this was our first remodel, so costs and schedule far from optimized but yea, process was hella fun.  

(You can also set up a new closing and re-deed, but this is more expensive)The transfer of ownership for the LLC counts as you "buying" the replacement property at cost of land + value of improvements. 1031 exchange completedNow, I've left out some technical details to keep this in relative layman's terms. 

I’m also looking at personal/business/landlord references, background check, my personal interactions with them.

The property is in Nevada which is technically a brick/mortar lending state, but that's not a huge concern to me.
