Needless to say it was not in pristine condition but I felt fine hooking it up to a tree stump or using a chain to pull down out-buildings.

There are two trees that need to be removed from my rental property in Memphis. 

During that time, here are the capital expenditures I have experienced that were required (i.e. not because my wife wanted some newer fancy stuff):Roof replacement - $5,000, though part of this was covered by insurance (tree went through roof)Bathtub replacement due to poor installation - $1,000Kitchen counters replaced (still serviceable but scratched laminate) - $1500Replacement french door, rotted frame - $500Replacement wood floors for worn carpet, which was replaced once before - $5000There were a couple of odd assorted things -a broken window, etc.

The only thing different is the product, but the stories are all the same:"I couldn't pay my water bill because a tree crushed my car and I couldn't get to work so I got fired and I had money saved up but my neighbor Tiny Tim needed new crutches""I couldn't turn my assignment in on time because my mother, my aunt, and my best friend's boyfriend all died in the same week and I left my computer in one of the funeral homes""I can't pay the rent until next week because I won the Publisher's Clearing House Sweepstakes but I had to send them the money I was going to use for rent as a deposit to hold my winnings"🤣🤣

Some of my local investor buddies have been very happy with them my ONLY issue with Conventus is the size of the loan package.. you could kill a tree with that baby.. 

I’m talking about from the perspective of a good quality contractor getting turned down to do a job because some shade tree dude was willing to do a job for some beer money?!

It's like the apple tree that's now bearing fruit.
