The ego plays such a large role in REI, you only have to read the forums every day to see that, that we need times like this to stop us from thinking we need to get to 100 doors and start realizing we could probably make the same money with 10 smart doors.

Given everything that is going on in the world today, it is pretty clear to me that we are headed for a global recession/depression due to the economic impact that will be felt worldwide from the Coronavirus.Hopefully I am wrong, but the signs are pointing this way...So to be as prepared as possible going into these time, through and coming out the other side, as this really being the first recession I have gone through that will impact me significantly (as the 2008/9 one I was young enough and going through post secondary education that the impact to me was minimal), I wanted to lean on the experience of those that have been through one of more recessions.Here are some of the questions that keep coming to mind:Previous experience:- how did you protect your downside and mitigate risk in your portfolio and personal finances when you realized where the economy was headed?

I will work with the people that are actually displaced and have good history but feel that there will be some that use this to their personal benefit.My renter in question didnt realize that the balance would be carried forward... i think he was under impression its a freebie and forgiven.

If you get into working with tenants and realize you hate it, at lease you only have one person to deal with vs. 20+.3) You can learn the business and the law at a steady pace vs. drinking from a fire hose.

They lower the price by 25% on a flip now, lose money, but if they held for 2-3 months, they might have been just fine.Maybe this time, new investors and ego investors will realize that a downturn always comes, for some reason, and going big and leveraging high will never win when it does.
