I understand that the MLS is going to have more accurate information (an obvious plus :) ), but this particular site doesn't have a lot of the features that I appreciate elsewhere (school ratings, easier map navigation, ability to set up multiple saved searches/alerts).

Although, I don't really rent to recent college graduates.The kitchen is kind of dated so it doesn't really appeal to women and their families where the wife makes the decision so I don't know if the whole school thing would be a factor.

I am pretty sure it will.Overall the house does "cash flow" after accounting for the 5% vacancy, 10% property management, 10% repair and mortgage payment.The sellers are old school in their mid-60.

Do you own research...don't rely on the agent....you have access to a lot of the same info and you can get a real good feel for rents with a few hours of online surfing and walking the area you are thinking of buying in.

@Jon Gable It's not just the info presented by the seller that you need to confirm and verify.It's what is not provided by the seller that an experienced investor knows what to look for--such as schools, demographic trends,crime, etc.
