Arthur Neves Anyone purchasing massive amounts of tax liens certificates ?

Which 5% on that is nearly nothing.I figure that for one to make some money you need massive scale purchasing certificates.Some napkin math: if I aim to make $3k this cycle I need need to buy about 100 of the $600 certificates, which means I need to bid on at least 3000 certificates.Is this what people do to make money on tax liens?

You'll walk with around $150k after commissions and closing costs, and I'd aim to 1031 those funds.It's a tough time to get into multi family in most areas.

I know this may sound shady but I’m just trying to see if there is a way they can avoid the taxes, still get that supplemental income they need, and still have the cash flow to buy another home if they see one.

You could put supplemental heat in rooms that get really cold but moving the thermostat is by far the easiest.

The problem is that if you don't have a team or track record, they won't give you the time of day.Now if you partner up with a team who does have a solid track record, this can help get your foot in the door.Or you can start from scratch but you'll likely need to "aim low" meaning settle for a smaller multifamily like a 16 or a 30 unit building to build that track record.
