I am exploring my financing options and trying to figure out what would be the best strategy?

This is the option I really want to do, but my wife isn’t exactly on the same page as I am.

Because of its location there are a lot of short term rentals which results in fewer options for long term rentals and higher rents if you can find one. 

@Lisa JordanSBA could be an option especially since you want to keep the equity injection low.  

Another option is DSCI loans this just uses property rents to qualify not your personal DTI.

I am currently using Zillow to screen tenants and had the application option turned on so I have candidates who paid $35.00 for the Zillow application fee.

The best part of it is that they offer my tenants an Auto-pay option, which has greatly decreased the amount of late payments I receive.
