Farms, Lots, Single families, Commercial zoned lots and buildings etc...I think it's a great way to purchase properties from this list for 3 reasons, 1) some people are struggling to pay property taxes (cheaper purchase price) 2) it is a hot list because people might lose their property to the county 3) data to find tax delinquent properties is hard to access sometimes because it's dealing with complicated databases and county data, so less competition.

They want to know worse case scenario with the loan that you can come close to or break even with debt service if you struggle to lease up the remainder of the space after the building is finished.Some developers I know do not have this condition on them but have developed strip centers for decades and build about 10  new ones a year.

Seller is motivated because house has been on market for 30+ days and he is losing money; he's going to pull off market and rent himself if he doesn't sell in next couple weeks.Cons: I'm struggling to figure out who my target demographics should be for renting the larger 3 bedroom unit, mainly cause the elementary school isn't that great.
