Currently im looking at Craigs List and Zillow to find what rents are going for in the area im looking, however I wanted to see if anybody knows of a better process or a site that will give average rental for specific areas. 

Maybe the folks at bp @Brandon turner Joshua Dorkin should have Mr Morris back on the BP podcasts to answer more specific questions as to why many on here are calling him a scam.

I'm happy to see real estate agents in the area becoming investors, because when other investors are looking for a property with investor specific criteria, you'll know how to analyze those properties.

Cap rates vary by area, asset class, and deal size.So you need to be specific (office,retail,industrial,hotel,self storage,etc.)

I'd be happy to answer specific questions as well.  

I feel like it's a great niche to target and specialize in, but the challenge will be finding the buyers.Other than the one-time buyer, how should I go about finding other investors that are 55+ that would be interested in this specific niche?

I want to know if there is a course or specific book anyone would recommend for me to take or read.
