Finally commercial paper, usually is “callable” by the bank, which means they can make the note due for most any reach with short (30-60 days) notice, although most banks only call a note if the personal is behind on payments, as calling notes “just because” is not a positive reputation builder.

If it is a reputable insurance company, it can be a good deal.They understand they need to find a suitable place and a short term lease, so are willing to pay a premium.If they want less than a 1yr lease, add a premium for say a 6 month lease which automatically extends into a month to month lease with an additional premium.Most times the negotiation is done by a 3rd party on behalf of the insurance company and lest assure you are not the only landloard they are speaking to.

It makes more sense for an owner to take a larger (50+ unit) MF to a reputable broker where they can properly market the asset and achieve the highest price possible, making more money even with paying a broker's commission than if they sold off market or to a wholesaler.
