I wasn't aware that NOI/cap was considered primarily for commercial-sized MF properties, I assumed that it would be relevant for any income producing asset.

Now that is a great question that I do not have an answer to.Additional notes:    I do feel it is relevant to note that I am moving back in with mom to make this rental idea happen! 

Warning 4: Know the lease terms of the competition and make sure your numbers can work with whatever term you will need to use to stay relevant.
