Hey Albert,I am working with some clients who bought in Phoenix years ago and are liquidating now to cash out.Since they are buying outside their markets they are not after houses but large apartment buildings where they can scale and control the investment from afar.The commercial side still has great deals and I believe we are 2 to 3 years behind the residential recovery.

So a loan that progresses from non performing to re performing will have a gain in value from the borrower being reinstated and the loan cash flowing again.

I'm glad it worked out for you...but you are also very lucky...the visual damage on a fire damaged structure can be the tip of the iceberg, depending on where the fire started and how it progressed.
