I don't know how much siding is loose, but assuming we're talking about a few panels of vinyl, I could easily do everything on that list in one 8 hour day including picking up materials.

With the information presented - 18% annually over a two-year period sounds fishy.

In most jurisdictions when you rent a SFH everything on the lot is included unless specifically excluded in the lease.  

You have to include all the costs appropriately.

Put in about $25k of improvements, to include 2 unit rehabs, new roof (mostly covered by insurance) new paint, and eliminated one unit.

That could be poor training, there are gaps in knowledge in his presentations, and it could be people are lazy and even if they spend lots of money, they don't study hard to learn the fundamentals and they spew bad information on the posts thinking they "have it down".
