I'd wave the screening fee. if they meet everything except income criteria,, then ask for additional security deposit.. paid over 30 to 60 days..

If you go No. 1 it sounds like maybe you need to do a bit more due diligence on reputable companies if your current investment closed pre-rehab and had an above-market price tag.

The proximity to the coast or the fire protection of the location (does it have hydrants and paid fire dept) could affect the rate. 

I'm planning to call her employer to confirm and find out what day she gets paid.
