I think if your goal is to go deal then focus on learning the market or markets you want to invest in so that you KNOW when a deal is a deal and can act quickly.

TK’s worked for me especially when i had a FT job and little time to give real estate the focus it needed.

I'm true salesman, I understand the power of cold calling, and developing high income skills, investing and build wealth at a young age.

Yeah, this is definitely not my main focus but I definitely see the opportunity literally in front of me everyday. 

While I understand there are many ' real estate attorneys', I wanted to understand what kind of specializations should I be focused on for advice (and potentially a long-term relationship) on LLCs?

While I think having a mentor is huge, being part of a mastermind will keep you focused and accountable for the daily task that need to be done in order to be successful, while gaining the experience of others in a close knit group.
