Also of importance is that the seller passed on the security deposits of current tenants to me at closing.I know that in Florida once a contract is executed any damages that occur to the property before closing are the responsibility of the buyer and this is why we buy insurance during this period.

They have a 5 day grace period by law and they always pay on day 4 or 5 after the due date 😁 just in time to avoid a monthly fee.

Until you have a signed purchase agreement with the seller, I see no reason for you to share the inspection report.After you have a binding agreement, if you choose, you could show her, particularly if the report indicated some defect that you wanted to address during the due-diligence period.

It was 20 years ago , so when the second best time , the time is now ,, The key is action , action and action , pa f you wait till you know everything , you will never gets started becuz theirs always something else that comes up , Ask anybody that’s been doing it for any period of time , and 9 outta 10 will tell their was always something going on that people where tellingthem they shouldn’t invest , either you invest or you don’t, you can’t do both !
