That said, trading up is never bad but there isn’t enough information on what you have, your goals or you timelines for me to offer suggestions on whether or not you should sell.

As of right now, most offers we got on the house were for around 50k and 80k is still owed.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Although you live miles away, plan a business trip to the area and maybe hire a local attorney to help you track down the owner or owner's relatives and make an offer.  

They offered to pay 10% interest on this loan.

HI Rey,Another option of something to offer them is that you'll cover up to a certain amount and any overage, they will pay.

Although you can get those wrapped into the loan by making an offer with seller closing credit. 6 months of reserves is a very comfortable cushion to have.

Leverage also offers flexibility.
