Side-dish info: My hubs and I have quite a chunk stashed in 401k and IRA's, home equity, stocks and kiddos college funds, but not a lot of "cash on hand".

That said, I would love to be wrong on both counts and happy to try to understand that market better as it would be good from a self-management and occasional use perspective. 

And even then occasionally you'll get the combination of- Power outage + lots of rain so your basement/crawlspace will be flooded because the sup-pump is not going to work when the power is out.

You'll probably have to meet somewhere in the middle if your appraisal is higher.I occasionally buy foreclosures. 

I also do the occasional flip.

I do less laundry, I rarely wash dishes because I never cook to create dishes, My showers last 5 minutes and my son is bathed every 3 days.

It cuts down on the amount of water usage on the septic - no matter how old, there are showers, washing machine drainage and dish washing.  

It's tough in A/B, almost everything I do is C, but there's the occasional B in there as well!
