I had read numerous books, read many forums and articles online, and watched countless videos.

We've had quite a few callers and showings, but no one that fit the bill of standards above and plenty who fit the "never rent to" category. 

The 'shut off' notices, are the actual notice of them being kicked out of the home with a Category II condemnation.Personally, I do not focus on Cat 2, I want the dates of the notice to model with before it reaches Cat 2.

Account Closed Lots of great info there, thanks for responding...I cover "not contacting the debtor directly" in the section about postponing the sale because it falls under the same category of not violating the automatic stay.

I’m starting to set things up to start phasing into the self-employed category.

They do have a few friends who focused on real estate and picked up numerous homes.

It blows my mind that some people spend 5k a year on tax prep for like 3 rentals lol@Caleb HeimsothI think I fall into this category.  

Horses stashed in the basement are also a problem.And yes, have had both and numerous other hidden pets when there were no-pets policy in place for parents.
