WE can buy whats called Stevens Ness forms  which are deeds assignments all sorts of legal doc's right at Staples .. same with leases and notices to quit and all that stuff. 

In general though, from a sheer high-level observation, I have been noticing all the real estate apps on my phone notify me of "Price Drops" more often than in the past. 

Totally different thing.Most states require 30-60 days written notice of non-renewal. 

The payments for a partner/private lender over 3 years will be MUCH higher and decrease your flexibility if you find another property to invest in.As far as banks, shop around and make a new post on BP specifically asking for banks that do what you are looking for in your area (or Kansas City which is big and has lots of BP members).

I notified him that I will need to enter unit to paint & do repairs (with 24 hour written notice). 

Send your notices accordingly (certified is best) and go through the process.

Some tenants won't really respond until they get the legal notice.
