I also like to compartmentalize and keep separate my rental business from my other businesses, the real estate brokering services that I provide to clients, and my personal life, and I find that for me both mentally and practically, the more layers of separation between these the better.

You have to mentally accept, if you go this route, if you want a deal, you are likely looking at renovating.If I were in your shoes, I'd take myself mentally out of the equation, and look at the numbers-- where can I buy a house, or a multi-family house and make the most?

Only 1 out of the 10 that showed was actually licensed but he was mentally unstable, to say the least...Most that showed had no transportation and/or drivers license, they had a family member drive them to the site.
