I would imagine Albany Metro area (I live closer to this) would have more  medium/long term stay options available for professionals (lots of state government, medical, higher education institutions). 

I agree... it's not clear how we could get to this "buyers market" i'm referring to... however I like the mental exercise of thinking forward to what has happened in the past and could someday happen again for us.

However, I think if we went through the exercise of objectively analyzing the options, you'd find that buying a term policy and investing more directly into real estate would be the best if you had any success in investing.
