The cap rate is against the NOI so an increase in NOI will only increase value since the Cap rate remains the same.Too many people think the cap rate is their investment "return" and the higher the better when in fact it just measures the perceived risk to collect a NOI.

Don't get me wrong I know I will benefit from some measure of oversight I just wonder how much that is worth in terms of the split.
